Brisbane’s riverfront is set for a major transformation, with the Queensland Government unlocking land for nearly 2200 homes at Northshore Hamilton ahead of the city’s 2032 Olympic and Paralympic Games.
Five major Queensland builders will deliver the mixed-use and residential precincts across five sites, which will include 21,600 square metres of dining, shops and services, and a free and open community area.
“This is the beginning of a major ‘river-lution’ of Brisbane’s northside, transforming previously industrial land into something special and a place to call home for thousands of Queenslanders,” Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said.
“Queensland is open for business, and through partnership with some of the industry’s finest and brightest, we’re unlocking land, building the homes Queenslanders need and delivering major urban renewal ahead of 2032 and beyond.”
The five developments will span 6.1 hectares within Brisbane’s Northshore Hamilton PDA.
The residential buildings will include a mix of one-, two-, three- and four-bedroom homes in addition to a hotel.
GRAYA CEO and co-founder Rob Gray said: “Our ambition is to deliver a subtropical, architecturally led precinct on the river, designed for the Queensland climate and built to contribute to Northshore for decades to come.”
The developers delivering the project are:
- Red & Co — Delivering 440 homes through a two-tower development, along with specialty retail and commercial spaces.
- Joe Adsett Developments — Creating about 430 homes through a staged two-tower development, along with retail and commercial tenancies.
- GRAYA — Delivering a mixed-use development of 435 homes, a 50-bed hotel, and retail and commercial spaces.
- Greyburn — Building a staged residential development of about 400 homes across four medium-rise buildings and ground-floor retail.
- Lancini — Creating a new community centre for Northshore Hamilton, with a 15,000 sqm shopping and commercial hub with a full supermarket, as well as potential medical, childcare, education, business and community facilities and 484 homes.
To prepare the site for development, Economic Development Queensland is investing $154 million in critical infrastructure that will provide benefits for the surrounding area.
Work is already underway.
Economic Development Queensland received 18 proposals across the five sites in two months, showing the industry’s strong desire to invest in the state.
Construction on the first homes is expected to begin in 2028, after catalyst infrastructure works are completed, with residents expected to move in from 2031, subject to planning approvals.
