Surrounded by farmland and still retaining ‘village’ status, Moss Vale is a charming little town halfway between Canberra and Sydney. The atmosphere is light and friendly, and the tight-knit community benefits from having all the modern amenities they could want at their fingertips without the hustle and bustle of the city.

Many of the properties here date back to the early 1900s and, in true Highland style, this one is no different.

10 Throsby Street is a double-brick federation home, bordered by greenery and conveniently central. It’s just a short walk from local parks, boutiques, restaurants and galleries.

“They say atmosphere is everything, and this home has loads of it,” Ray White Moss Vale sales agent Claire Douch says.

“With the surround sound system playing smooth jazz in the background, fireplaces on and candles lit, you feel right at home as soon as you walk in the door.”

Claire sold the home in 2020 to its current owners, who have dedicated the past four years to extensive renovations that highlight its historic aspects rather than hide them.

Visitors are led up the Yorkstone-flagged driveway into a ‘splendid’ entry hall that makes a statement with stained glass, four-metre ceilings and American oak flooring.

There are no less than five original fireplaces dotted throughout the ground floor – in two bedrooms, the sitting room, the living area and the dining space.

The main bathroom and master ensuite have been fully made over, featuring a contemporary marble design, rain showerheads, a standalone tub, and heated floors and towel rails.

Upstairs is a slice of paradise, with two dormer-style bedrooms and a quiet study/sitting area.

“A true country-style kitchen sits in the heart of the home, and it’s absolutely stunning,” Claire says.

“The marble island bench and tiled splashback are enough to turn heads, but there are also great practical features like the massive pantry and five-burner Belling range with a gas cooktop and electric oven.”

Dining with a view can be had every night, thanks to a romantic arched window that looks over the inground pool to the backyard beyond.

And what a backyard it is!

Established low-maintenance gardens flourish across seasons, complementing the elegant courtyard setting and modern inground pool, which measures 9 x 4 metres.

Staying true to its country roots, the home also features a fully fenced coop with a handful of feathered residents ready to welcome new owners with fresh eggs.

Set at the back of the property is a barn-style garage that fits four cars and still has room for a workshop. It also offers a loft space, making it the ideal location for the inventive hobbyist.

“This home would be perfect for a big family or retiree who loves to entertain,” Claire says.

“There’s plenty of room to grow here, and Moss Vale is one of the best spots to live in if you’re looking to trade the city life for something a little more tranquil.”

10 Throsby Street in Moss Vale goes to auction on Wednesday, 10 July, at 6 pm, with a price guide of $2.5 million. The property is open for inspection from 2 pm to 2:45 pm on Saturday, 22 June, 29 June and 6 July.
