More than 1300 homes to be built on Adelaide’s former West End Brewery site

A master plan to build 1300 new homes on Adelaide’s former West End Brewery site at Southwark has been revealed.

Work on the ‘Southwark Grounds’ development is scheduled to commence later this year, with the SA Government launching a sales campaign through Renewal SA to partner with private sector developers on the project.

Located at the junction of Port Road, Adam Street and Park Terrace in Thebarton, the site is bordered by the Adelaide Park Lands and River Torrens and is close to the city and major transport and road links. The brewery was closed in 2021, and the site has been remediated to prepare for the new development.

It is planned the site will feature more than 15 per cent public open spaces; integrated street, cycle, walking and public transport including new shared use path connecting with the Park Lands under Port Road; sustainable buildings in an ecological setting with a target of 30 per cent tree canopy; a revitalised heritage Walkerville Brew Tower, Thebarton Cottage foundations and riverbank; and 6-Star Green Star Communities rating including water sensitive urban design.

The development sector market will be presented with a two-stream mix of development opportunities.

The first stream will see five parcels of land suitable for apartment or townhouse developments released for individual purchase, allowing for a fast-tracked construction start while roads and open space networks are being built.

The second stream will be offered to a single developer to deliver at least 1000 homes across two-thirds of the 8.4-ha site.

The government says the two-stream model will prioritise speed to market by targeting smaller developers for individual sites while retaining a master precinct area for a large partner to collaborate with the government as the master developer.

Premier Peter Malinauskas said the state urgently needed more homes and said Southwark Grounds would be a world-class development for people to live and work on the doorstep of the Adelaide CBD.

“The government is getting on with the job of transforming this site quickly, in partnership with the private sector, so that people can start calling this place home at the end of next year,” he said.

“The billion-dollar housing development will transform the inner west and be the ideal place for first home buyers and essential workers to call home.”

Minister for Housing and Urban Development Nick Champion added that the release of the masterplan and the Southwark Grounds branding was an important milestone in the evolution of the project.

“Having already conducted a market sounding exercise, the State Government is now inviting the private sector to give us their best pitch to be involved in this project,” he said.

“Running a mix of development opportunities provides the private sector with multiple opportunities to make their mark on this site and ensures this project is delivered in a timely fashion.”
