Standing in the heart of Australia’s first inland city is an ochre-coloured masterpiece bursting with potential.

Located on nearly an acre of land at 104 Bradley Street, Goulburn, ‘Carrawarra House’ presents a unique blend of heritage architecture. The two-storey home combines popular styles from the Victorian era, creating a distinct sense of place that draws visitors in from the moment they arrive.

Carrawarra House was built in 1883. It features six bedrooms and a plethora of living spaces, as well as formal dining, drawing and sitting rooms.

Stepping indoors, the atmosphere is immediately impressive.

“I love the grand proportions throughout the home,” sales agent Justin Gay from Ray White Goulburn says.

“You’ve got magnificent 14-foot ceilings, wide archways and big windows all around, but it’s the little details that really command your attention. Even the architraves and cornices are beautifully detailed and preserved.”

The dining room’s original open fireplace with carved timber surrounds is sure to be a hit with entertainers.

Across the hall in the drawing room, a classic bay window offers the perfect spot for a morning coffee.

Perhaps the most striking feature inside Carrawarra House is the original grand cedar staircase. Carefully restored, it showcases exceptional craftsmanship with rich timber and wrought-iron balustrades, gently lit by a tall stained-glass window.

Upstairs, Carrawarra hosts an enormous master suite, a formal lounge, two bedrooms and a powder room.

Picture windows line the exterior walls, capturing plenty of sun and an expansive view of Goulburn’s leafy suburbs. In the evenings, natural light is replaced by a warm glow from ornate chandeliers overhead.

Carrawarra House sits on 3740 sqm of land, framed by mature trees that offer great privacy.

The home’s sprawling green lawns, brick pathways, and feature lamposts provide a simple, fresh slate to build on.

“The foundations for something really spectacular have already been laid for Carrawarra’s next owners,” Justin says.

“It’s easy to imagine English-style gardens with alfresco dining, or a spectacular outdoor entertainment zone with open lawn space for the kids. You could even plant an orchard and grow your own fresh veggies.

“There’s more than enough space to create whatever your heart desires.”

The property is currently zoned as Mixed Use and comes with an approved development application for a rear extension. Being so versatile, Justin says the possibilities are endless.

“Visitors so far have been blown away by the home’s potential, maybe even more than its history and looks,” he says.

“Restored to its full glory, Carrawarra would make a stunning period residence, heritage centre, wedding venue, or boutique accommodation.”

Goulburn itself is rich in both history and character.

The community celebrates the best of small-city living, with all the modern essentials close at hand and plenty of friendly faces along the way.

There’s always something happening here, whether it’s the weekly park run, monthly markets, or annual events like the Australian Blues Music Festival and Steampunk Victoriana Fair.

“Goulburn is pretty well known for its historic architecture. Our heritage is on proud display everywhere you look,” Justin says.

“We’re surrounded by beautiful cool-climate wine country and enjoy easy access to Canberra, Sydney, and the South Coast.

“At its heart, Goulburn is a country town with city amenities. Carrawarra’s next custodians will become part of an engaged, friendly community that looks after its people and knows how to appreciate the little things.”

104 Bradley Street in Goulburn will go to auction on Friday, 14 November, with a price guide of $1,500,000. For more information, contact Justin Gay on 0429 795 507.
